Principal and Founder
Mr. O'Keeffe focuses on the detailed analysis of each property Tidegate Capital considers for acquisition. His experience managing and overseeing properties results in a conservative underwriting review and thoughtful analysis. Mr. O’Keeffe has over 20 years of real estate experience, primarily in the multifamily housing sector. He currently manages and has an ownership interest in multifamily units throughout Massachusetts, Rhode Island, and Florida. His background includes asset management, acquisition, development, property management, financing, and disposition of multifamily assets throughout the central and eastern United States.
As the Asset Manager of a portfolio of more than 80 multifamily properties, Mr. O’Keeffe oversaw over 8,000 units while working for Boston Financial Asset Management and Bank of America. He developed extensive expertise in the multifamily sector including maximizing rental revenue through resident retention programs, effective marketing plans, instituting efficient expense controls, and working collaboratively with local site management.
Prior to Tidegate Capital, Mr. O’Keeffe cofounded and was a Principal of Arch Street Development LLC. Arch Street developed over $50 million in multifamily real estate through the syndication of LIHTC and historic tax credits.
With over two decades of multifamily experience, Mr. O'Keeffe is able to identify value-added opportunities to maximize investor returns through selective property enhancements and proactive property management.
He received his BA in Economics from the University of Richmond and his MBA from Northeastern University.
Mr. O’Keeffe has coached his three daughters' soccer and softball teams. He is an avid golfer who also enjoys tennis, playing paddle, and skiing in the winter months.
Tidegate Capital, LLC specializes in acquiring and managing value-add multifamily real estate investments on behalf of individuals, family offices, and institutions.
We aim to exploit the inefficiencies inherent in the fragmented Class B and C sub-120 unit / sub $10mm apartment marketplace. These properties are often too large for individual investors and outside the scope of the large national players and REITS.
Tidegate utilizes a proprietary top-down analytical model to source specific geographic markets. A conservative and rigorous bottom-up approach then identifies underperforming properties. Suitable upgrades allow for increases in rent to reflect local market levels.
Our approach dictates the use of independent property managers, tax advisors, and legal professionals to provide additional expertise and scale.
Guy Holbrook IV
Principal and Founder
At Tidegate Capital, Mr. Holbrook is responsible for the macro selection process, identifying specific Regions and MSA’s to focus the firm's efforts towards with respect to potential acquisition targets. His proprietary analytical model that was developed for Tidegate Capital examines the direction of demographic trends, the strength of economic activity and relative pricing. Mr. Holbrook has a comprehensive background managing fixed income portfolios for institutional investors, family offices, and high net worth individuals. Mr. Holbrook has worked at Scudder, Stevens and Clark, Massachusetts Financial Services (MFS), and most recently at Columbia Management.
While at Columbia Management, Mr. Holbrook oversaw 10 portfolio managers and analysts with over $30 billion in AUM and was the primary driver in establishing, managing, and growing a fixed income bond fund to just over $1 billion in assets in under 10 years.
He has invested in public and private offerings as well as traded on major platforms and over-the-counter securities. Prior roles included analyzing securities from fixed income bonds to private placements to municipal offerings. Based on his experience investing through numerous market cycles, he is a strong proponent of risk controls and oversight to maximize downside protection while delivering returns that meet and exceed client expectations.
He received his BA from Colby College with a degree in Economics. Mr. Holbrook holds the Chartered Financial Analyst designation and is a member of the Boston Security Analysts Society.
Mr. Holbrook is an active volunteer. He is on the Board of Trustees and heads up the investment committee at the Duxbury Bay Maritime School; the Board of Trustees and the investment committee at The Partridge Scholarship Fund; and the investment committee for the Pilgrim Society. He was a recent Treasurer at the Duxbury Education Foundation. He also enjoys SUP,, skis, fishes, and plays golf and tennis in his free time.

Caroline is a second-year student at the University of Virginia, majoring in Engineering
Growing up in Duxbury, Massachusetts, Caroline developed a passion for the ocean and the mountains. In her free time, she enjoys skiing, and helping kids at the Maritime School.
Sarah is a rising senior at College of Charleston, majoring in Communications, and has completed her minor in French. This Fall she is studying abroad in Florence, Italy to further her studies in the field of Communications.
At Tidegate Capital Sarah will focus on marketing plans and investor communications.
In Sarah's free time she enjoys skiing, boating and playing tennis.
